Background
St Augustine’s Place is a major new‑build development located to the east of Herne Bay in Kent. The project comprises up to 900 homes spanning two, three, four, and five‑bedroom configurations. The development has been carefully planned to integrate modern, energy-efficient housing with landscaped public open spaces, including woodland, habitat ponds, allotments, play areas, and future community facilities like a primary school, sports pitches and a convenience store.
The developer’s vision for St Augustine’s Place was to deliver not just houses, but a thriving sustainable community; a place that would appeal to families, commuters and environmentally minded residents. The fences and railings selected would need to reinforce this sense of quality and cohesion across the shared spaces and boundaries.
Aesthetic coherence and appeal
The fencing needed to complement the contemporary architectural style of the homes clean, modern lines, blending brick, wood, rendered finishes and landscaped greenery without appearing intrusive or utilitarian.
Durability and low maintenance
Given the seaside location near Herne Bay and high humidity, materials would need to resist corrosion. Homebuyers expect minimal upkeep, so fencing needed to retain its appearance for years with minimal intervention.
Safety and demarcation
Shared open spaces, pathways, playgrounds and parking areas around the estate required clear, subtle demarcation; the fencing needed to delineate spaces without obstructing sightlines or creating a fortress‑like feel.
Efficient installation within construction programme
Working within an active development, installation needed to be fast, minimally disruptive to landscaping and avoid site welding or other tail‑end works that might continue after roadways and gardens were completed.
Community reassurance and compliance
Nearby residents required assurance that infrastructure works wouldn’t impose ongoing visual nuisance or ongoing maintenance costs. From planning perspective, the fencing had to comply with the local authority’s expectations for quality and public benefit.
These challenges mirror those faced by other developers in southeast England such as a similar estate fencing installation near Dover where tubular steel railings had to achieve a combination of style, durability and ease of installation.

Solution
A thoughtfully specified system of tubular steel estate railings, supplied in pre‑fabricated panels, hot‑dip galvanised and powder‑coated, was chosen to satisfy all project criteria.
Each railing panel is created from tubular steel, fully welded at our manufacturing headquarters in Kent, then hot‑dip galvanised to protect against rust. An architectural‑grade black powder coating added both visual elegance and extra protection.
Panels came ready‑assembled with consistent build quality, eliminating on-site welding entirely. Instead, concealed fixings between post and panel allowed seamless continuity with no visible bolts or unsightly joins. This reduced installation time and risk, and allowed landscaping and pathways to be completed independently.
The open post and rail design provides clear demarcation of garden edges, play zones and parking areas while maintaining visibility across green areas and pathways. The low profile style enhances kerb appeal without crowding the open‑space aesthetic.
With galvanisation and powder coating, the railings require virtually no ongoing maintenance; no painting, staining or rust treatment. Backed by our 25 year Service Life Guarantee, the solution offers the housebuilder and the eventual buyers peace of mind about durability and cost of ownership.
The metal railings neatly frame front gardens, paths, and communal green areas without dominating the view. The sleek black finish complements facades and greenery alike. The development benefits from a consistently high‑end appearance that matches its marketed quality.
Residents have a perimeter and boundary solution that will withstand the environment with no further painting or rust treatment throughout its lifetime - fitting with modern expectations for hassle‑free homeownership. The guarantee further solidifies confidence in long-term performance.
The finished fencing contributes to an impression of care and attention to detail. Buyers can see clear boundaries and defined spaces without obstructions, reinforcing the housebuilder’s commitment to a high quality living environment.
