London's trendy Notting Hill area is set for a further boost with a new project set to be completed in October next year.

The £5.5 million contract handed to ISG for the Westbourne Grove site will see the international construction services company undertake work to transform an existing warehouse building into a mixed-use complex with office space and luxury residential property.

In what looks set to be a fairly complicated project, the firm is to excavate the site in order to create a two-storey basement structure.

While this work is being carried out, it will also be constructing a ground floor slab on which to build upwards, allowing it to create 2,131 sq ft of office space.

Furthermore, two three-bedroom homes are to be built, which will make use of the basement accommodation while retaining the style of the surrounding environment.

Materials will include pitched slate roofing, aluminium windows and traditional London brick, with ISG also having been tasked with keeping the party walls at both sides and the rear of the property intact.

"Deploying a top down construction methodology provides our client with the most efficient delivery solution, given the complexities and logistically challenging nature of the Westbourne Grove Mews site," explained ISG managing director Stuart Deverill.

"The scheme is set to prove an excellent example of this seldom-used construction technique and further highlights the scope and scale of ISG's knowledge and expertise in the delivery of individual, exclusive homes that meet exacting design and quality standards."

As part of the deal, the firm will be required to provide full access for local businesses and residents, despite the apparent lack of storage and limited space.

When the project is completed, the owners of the new homes can look forward to making use of the built-in private pools, gyms and media rooms that will be features in the underground levels.

They will also be able to enjoy bespoke carpentry, top quality audio visual technology, a sophisticated building management system and natural stone finishes throughout the property.

As an added bonus, off road parking will also be available, with a double car stacker system allowing residents to save on space.

ISG is known for its luxurious developments and helped deliver Hackett's first store in the Chinese market when it built the interior and facade at the new 5,000 sq ft site on Hong Kong's prestigious Causeway Bay.
